Fourways is the fastest-changing part of Sandton and it splits cleanly in two: retail on the main routes, and security estates behind them. The retail side wants shutters that satisfy centre management. The estate side wants garage doors that satisfy an architectural rulebook. Both are as much about specification as they are about hardware.

Retail and strip centres

Centre management usually dictates the finish, the colour and whether a shutter may be seen from the walkway at all. Perforated and transparent curtains are the standard answer, keeping the display lit and visible after close while the opening is secured. Tell us the centre and its specification at survey and we build to it rather than making you the referee between us and the landlord.

Strip centres along Witkoppen and William Nicol are a different brief again — street-facing, often trading late, and more exposed. Those get solid security shutters with anti-lift brackets and guides fixed into structure rather than plaster.

Estates and their rules

Most Fourways estates have architectural guidelines covering garage door colour, profile and sometimes material. We work to them routinely: powder-coating to a specified RAL, matching a neighbour’s profile, or supplying a woodgrain aluminium door where the rulebook says timber but nobody wants the maintenance. Send us the guideline document with your measurements and we will quote something that will actually be approved.

New developments

Fourways is still building. On new houses and clusters we can quote off the architect’s drawing before the opening exists, manufacture to it, and install once the frame is in. What we ask for is the opening size and the headroom from the drawing, and a note of who is responsible for the power point — a motorised door with no circuit at handover is the single most common delay we see on new builds.

Which door fits

Newer Fourways garages generally have the headroom for a sectional door, which seals and runs quietest and is the right answer where the garage is attached to the house or has been converted. Older stock and anything with a beam close behind the lintel takes a roll-up door. Measure lintel to ceiling and send us that number; it changes the quote more than any other single measurement.

Repairs, breakdowns and servicing

We repair any make of garage door, including doors we did not install: broken torsion springs, frayed cables, worn rollers, doors running out of square, and motors that failed after a surge. Springs and cables are the two to leave alone — they hold enough tension to injure. What it costs

Opening size drives the price more than door type does. A single steel roll-up sits at the bottom of the range; a wide insulated door with a motor and battery backup sits at the top. Timing in a retail centre

Fourways centres trade seven days and most will not give you a closed shop for a day. We survey during trading, manufacture off site, and install before opening or after close so the unit loses no trading hours. On a strip centre we can usually work in normal hours provided the frontage stays passable.

Servicing

Annual on a domestic estate door, six-monthly on a shopfront that closes every night. A service covers spring tension, roller and hinge wear, guide cleaning and lubrication, seals, and the motor safety systems. The cheapest thing you can do yourself is keep the bottom track swept — grit in the guides wears both curtain and guide, and it is the single most common cause of a Fourways shutter that has started to judder.
