Sandton CBD is the densest square kilometre we work in, and almost none of it is a normal garage. It is basement parkades under office towers, service lifts and loading docks behind hotels, and retail frontage at street level that has to close securely every night and open again before the first tenant arrives.

What we fit and fix here

• Parkade entrance shutters. High-cycle doors that open and close hundreds of times a day. We specify heavier bearings and commercial-duty motors than a domestic door would ever need, because a CBD parkade shutter does a year of ordinary wear in about six weeks.
• Retail and shopfront shutters. Solid galvanised curtains where the shop closes completely, and perforated shutters where the window display still has to sell after hours. Transparent shutters where the frontage must stay visible from the mall walkway.
• Service and delivery bays. Commercial shutters on the goods entrances behind hotels and restaurants, where a stuck door means a delivery truck blocking a one-way street.
• Fire-rated shutters. Basement and plant-room separations in the towers, where a rated shutter and its annual drop test are a compliance requirement rather than a preference.
• Garage doors on the residential side. The apartment blocks along Maude and West need garage doors too, usually roll-up, because basement headroom is measured in millimetres.

Working in a live precinct

Nobody in Sandton CBD can give you a closed building for three days. So we survey around tenant hours, do the noisy part of an installation early or after close, and keep the opening usable with a temporary barrier where an entrance cannot be shut. Access is its own job here: loading zones are timed, basements have height restrictions, and half the buildings want an induction before a technician goes downstairs. Breakdowns

A parkade shutter that fails open is a security incident, and one that fails closed is several hundred people who cannot get their cars out. Both are same-day calls, and we run a 24-hour standby for exactly this. Given the cycle counts here we recommend six-monthly servicing rather than annual, and most of our CBD clients run a scheduled contract with a written report per door. That matters when a building has fourteen shutters and a managing agent who has to show trustees where the money went.

Send the opening width and height, the headroom above the lintel, and how many cycles a day the door does. For parkades add the ramp gradient — a door at the bottom of a steep ramp collects water and needs the bottom rail and seal specified for it. We quote per opening after a survey, and we do not quote a CBD parkade off a photograph.

What a CBD door costs

Sandton CBD pricing is driven less by the door than by the access. The shutter itself prices on opening size, duty rating and finish; the job prices on whether the crew can park within thirty metres of the opening, whether the work has to happen at 05:00, and whether the basement will take a vehicle with materials on it. We put all of that on the quote separately so you can see what is door and what is logistics.

For a managing agent handling several buildings, we will price a whole portfolio in one exercise and phase the work over a financial year rather than presenting one alarming number.

Records that survive a change of agent

Buildings here change hands and change managing agents. We keep a record per door — specification, install date, parts fitted, service history and, for rated doors, the inspection certificates. When a new agent takes over, that history is what stops them starting from scratch and re-buying decisions somebody already made.
