This is the schedule we work to on our own service contracts, adapted for South African conditions — which are harder on a door than the manufacturer’s manual assumes.
Three things wear doors out faster here than in the climates these products were designed for.
Whoever opens up in the morning can do this.
Wipe the full length of both guide channels with a cloth, then re-lubricate with a silicone or dry PTFE lubricant. Do not use a general water-dispersant spray. It feels right for a week and then leaves the channel drier than before, because it has stripped what grease was left. Dry PTFE is the correct product because it does not attract dust — which is the entire problem in a Gauteng winter.
Go along the guide brackets and the barrel brackets with a spanner. Vibration works fasteners loose over hundreds of cycles, and a guide that has drifted 3mm out of parallel is the reason a curtain starts jumping. On coastal sites also look for rust bleeding out from under bracket washers — that is corrosion working from the inside.
Bent slats near the bottom are usually forklift or reversing damage. A single bent slat can often be replaced without stripping the curtain, and it is worth doing early: a bent slat rides badly in the guide and drags the ones above it out of line.
Run the door on battery once a quarter. Batteries fail flat, not gradually, and a backup that has quietly died is worth nothing on the day you need it. Also test the manual override release so that everybody on site knows where it is and how it works.

The repair invoice is rarely the expensive part. A warehouse door stuck open overnight is a security problem; a shopfront shutter stuck closed on a Saturday morning is a day of trading. Weighed against that, a service visit is cheap insurance — which is why most of our commercial clients run a service contract with scheduled visits rather than waiting for the phone call.
Keep a simple log per door: date, what was done, what was replaced, what was flagged for next time. It tells you when a door has moved from maintenance to replacement territory instead of you finding out through a third repair in a year. For fire-rated doors the log is not optional — you will be asked for it.

]]>Pull the manual release cord and try to move the door by hand. This one test splits the problem in two.
A balanced door should hold its position roughly halfway up when released. If it slams down or shoots up, the counterbalance is out. Stop there and call someone: a door under wrong spring tension is the one part of this list that genuinely hurts people.
This is the single most common cause, and the easiest to fix. Two photo-eye sensors sit near the floor on either side of the opening. If the beam between them is broken, the operator refuses to close — it will usually open again immediately and flash a code on the motor head.
Check: a bin, a bicycle wheel, a coiled hosepipe, a broom, even a spider web or a heavy build-up of dust on the lens. Then check the little indicator LEDs: one steady light on each sensor means aligned; a flickering or dark light means they are out of line. Loosen the bracket, nudge until both are steady, tighten.
Also worth knowing: low winter sun shining directly into a sensor can wash out the beam for twenty minutes a day. If the fault only happens at the same time each afternoon, that is why.
The operator learns how far to travel. If it thinks the floor is lower than it is, the door touches down, senses resistance, and reverses — because it assumes it has hit a child or a car. You will see the door go all the way down then come straight back up.
There is a limit adjustment on the motor head, usually two screws or two buttons marked up and down. Small adjustments only. If you overshoot the other way, the door will press into the slab and strain the opener.
If the wall button works and the remote does not, it is the remote: replace the battery first, then re-pair it. If neither works but the motor has power, the receiver or the logic board is the suspect. If the door closes only while you hold the wall button down, the operator is in a fault mode that deliberately requires constant pressure — that is the unit telling you a safety circuit is unhappy, so go back to fault 1.
Obvious, and still worth ruling out. Check the plug, the socket and the DB board. After a surge — and we get plenty — an operator can trip internally and need a full power cycle: switch it off at the wall for a minute, then back on. If the unit runs on battery backup after load-shedding and never switched back to mains, it will eventually go flat and stop mid-cycle.
Torsion springs sit above the opening; extension springs run alongside the tracks. They are what makes a 90kg door feel like 10kg. When one breaks you often hear a bang like a gunshot from the garage, and afterwards the door is enormously heavy and may close crooked or not at all.
Do not attempt this yourself. A wound torsion spring stores a great deal of energy and the winding bars have to be handled correctly. This is the repair we most often attend after somebody has tried it. Springs are also fitted in matched pairs; replacing only the broken one leaves you replacing the other within months.
Lift cables run from the bottom bracket to the drum at each end of the torsion shaft. If one frays or jumps its drum, one side of the door lags, the door goes out of square in the tracks and jams. You will see the door hanging visibly lower on one side.
Look at the bottom brackets and the cables with a torch. Any fuzzy or kinked strand means the cable is on its way out. Cables are inexpensive; the damage a snapped one does on the way is not.
Rollers wear out, especially the nylon ones. A worn roller binds in the track and the door judders, squeals or stops. Run a torch along both tracks looking for a dent, a loose bracket, a screw head that has worked proud, or a build-up of hardened grease and grit.
A track dent is often the result of a reversing bumper. It can sometimes be tapped straight; if the track is kinked, replace that section rather than fighting it.
Vertical tracks should be plumb and parallel, at an even distance from the door edge along their full length. Bolts that have vibrated loose over years let a track drift outward, and the door then binds at one particular height every time. Loosening the bracket bolts, tapping the track true and re-tightening solves it — but if you are unsure, leave it, because a track pushed the wrong way will drop the door.
The unglamorous one. Grit packed into the bottom seal or under the track, or a rubber seal that has perished and stiffened, will stop a door seating properly and trigger the reverse. Sweep the track channel, wash the seal, and lubricate the rollers, hinges and springs with a proper garage door lubricant — not a general water-dispersant spray, which strips the grease and leaves the parts drier than it found them.
Call if the door is heavy by hand, if you can hear a spring has gone, if a cable looks frayed, or if the door is closing crooked. Those four are not “watch it for a week” faults — a door that is out of balance puts load on every other component, so a R900 spring left alone becomes a bent track and a burnt-out operator.

]]>A roller shutter door is a curtain of interlocking horizontal slats that curls around a barrel above the opening. A garage door is a broader category covering several mechanisms — sectional panels that stack under the ceiling, a single tip-up panel, side-hinged leaves, sliding leaves, and yes, roll-up curtains too. So a roll-up garage door is a roller shutter fitted to a house. The useful comparison is not shutter versus garage door, but which mechanism suits this opening.
Measure from the top of the opening to the ceiling, or to the nearest beam, pipe or light fitting — whichever is lower. That single number eliminates most of the options before you have thought about anything else.
People routinely order a sectional door on looks, then discover the roof truss sits 250mm above the lintel. Measure first.
Because the curtain coils rather than travelling backwards, a roller shutter frees the entire ceiling void. In a warehouse with racking to the roof, a workshop with an overhead crane, or a garage with a flat concrete slab, that is not a nicety — it is the only thing that works. Shutters also take the heaviest specification: industrial curtains span openings a sectional door cannot, and security shutters with anti-lift brackets are genuinely hard to force.
Slats have to move against each other to curl, so a shutter cannot seal like a panel door. If the garage is attached to the house, has been converted into a room, or sits under a bedroom, an insulated sectional door is a different experience: full perimeter seals on all four edges, a foam core that damps the boom, and a garage that stays close to house temperature.
On a residential street a slatted curtain reads as commercial. Timber, full-view aluminium and flush steel panel doors are what people choose when the door is part of the elevation rather than a hole to close.
Across a typical single domestic opening, a manual steel roll-up sits at the bottom of the range and an insulated aluminium sectional at the top, with a gap of several times between them. Motorisation adds a broadly similar amount to either. Our price guide gives ranges by door type; the reason we do not publish a single figure is that opening size drives cost more than door type does, and openings vary far more than brochures admit.
Both need an annual look. Shutters fail at the guides, the barrel bearings and the bottom rail. Sectional doors fail at the springs, rollers, cables and seals. Neither is meaningfully cheaper to keep going — the difference is that shutter faults tend to stop the door entirely, while sectional faults often announce themselves first as noise or a door that runs crooked. We repair both, on any make.
Both families take a standard operator, but they are not the same motor. A roller shutter uses a tube or side motor driving the barrel; a sectional door uses a rail-mounted operator pulling a trolley. Two things matter more than brand.
Ask for rolling-code remotes rather than fixed-code. A fixed code can be captured from the street and replayed later; rolling code cannot. We motorise existing doors of both types.
If the opening is a fire separation — a warehouse divided into compartments, a plant room, a shared basement — the choice is made for you. Only a fire-rated roller shutter carries a rating, and it has to be certified, installed to the certificate and inspected on a schedule. No garage door does this. If an insurer or a local authority has asked for a rating, the conversation ends there.
Similarly, an opening a forklift passes through several hundred times a day is a shutter opening. Panel doors and their tracks do not enjoy that duty cycle, and the repair bill will tell you so within a year.
Yes, and it is very common. Fitted to a home it is usually called a roll-up garage door. It is the standard answer where there is no headroom for a sectional door.
A security-specified roller shutter, provided it has anti-lift brackets and the guides are properly fixed into the reveal. A sectional door with a locking bar into both tracks is close behind. An unbraced door of either type is not secure regardless of material.
In similar conditions and with the same maintenance, roughly the same — well over a decade inland. The variable is not the door type, it is whether anyone services it and whether the material suits the environment.
Usually, yes. Converting a tip-up to a sectional or a sectional to a roll-up is routine work; what changes is whether the existing frame and lintel can carry the new mechanism. Send us a photo of the opening and we will tell you what is involved.
Roller shutters buy you space, span and security. Sectional garage doors buy you sealing, quiet and appearance. Measure your headroom, decide whether the garage is part of the house, and check how far you are from the sea — those three answers will pick the door for you far more reliably than a brochure will.
